How much is the deposit?

Only R 10,000.00

Does the deposit earn me interest?

The deposit is paid into the transferring attorney’s interest-bearing Trust account and your money will earn interest for you.

What happens if my bond is not approved, do I get my deposit back?

Yes, the deal is subject to your bond being approved and should it not be approved the deposit is paid back to you with interest.

Once my bond is approved, when do I start paying?

Bond repayments will commence once the property has been transferred to your name and the bank has settled the payment to the seller.

Are there any hidden costs?

The contract price is the price the client will pay for the property. Options available to purchase a garage or to upgrade to premium finishes. Vat is included, there is no transfer duty.

Is there transfer duty payable?

There is no transfer duty payable as this is a VAT inclusive transaction.

Are there transfer fees payable?

Yes, there are conveyancing fees for transferring attorney’s +- R 25,000.00

Is there bond registration costs payable?

  • Yes, there are bond conveyancing fees payable +- R 25,000.00
  • We have secured a preferential rate with Webber Wentzel, wherein both conveyancing and bond registration services are available at a consolidated discounted fee of R 50,000.00

How much are the monthly levies?

Levies are estimated at R 1,450.00

How much are the monthly rates?

Monthly rates are estimated at R 400.00

What do the levies include?

24-hour security-controlled access, security patrols site parameters, landscaping, and gardening of all the common areas, refuse removal, 40 monitored security cameras, playground areal, lights throughout.

Who is the developer?

SA Frame Homes in Partnership with Hillside Developments.

When will my unit be ready for occupation?

Once we have received the Occupation Certificate signed by the building inspector on completion of your home.

How much time is allowed to complete construction once it has started?

5-6 months after your specific plans are approved by the council.

Will there be onsite management services?

The body corporate has appointed a managing agent.

Are pets allowed?

Yes, no more than 3.

Will I be allowed to rent out my property?

Yes, with some strict criteria in alignment with our Estate rules.
